Electrical Inspection Condition Reports

Electrical inspection condition reports for commercial and residential

Electrical Inspection Condition Reports

Hopkins Electrical can do all the necessary work to provide you with an Electrical Inspection Condition Report (EICR) for your residential or commercial property. An EICR exists to help property owners, landlords, and tenants understand their electrical systems’ current safety and condition. The report will identify potential risks, defects, or areas that don’t comply with current electrical regulations. Our electricians will visually inspect and test the electrical system during the inspection. They will also examine components, including wiring, switches, sockets, and the consumer unit. And they will check the integrity of earthing and bonding arrangements, to minimise the risk of electric shocks or fires.

Commercial reports

All commercial properties need an EICR by a qualified electrician, such as Hopkins Electrical, to ensure their electrical installations are safe. It’s not a direct legal obligation, but an up-to-date EICR shows you are complying with the Health and Safety at Work Act (1974) and Electricity and Work Regulations (1989). In addition, if you don’t have an EICR and fail to make any suggested repairs, you could be held liable for any damage caused by your premises’ faulty electrical installations.

Residential reports

For privately rented residential properties, it is a legal requirement to have an EICR for their property every five years or when there is a change of occupancy – whichever comes first. Landlords must ensure that they comply with this legal obligation to guarantee the safety of their tenants. What’s more, if you don’t have an EICR for a property you rent out, there can be legal penalties – and you’ll find it difficult to get the appropriate insurance cover.

What is an Electrical Installation Condition Report (EICR)?

An EICR is a detailed assessment of the safety and condition of the electrical installation in a property. It involves a thorough inspection and testing of the electrical system to identify any potential hazards, faults, or areas of non-compliance.

Why is an EICR important?

An EICR is crucial for ensuring the safety of an electrical installation. It helps identify any hidden issues or defects that could pose risks of electric shock, fire, or other hazards. Regular EICRs are necessary to maintain the safety and compliance of the electrical system.

Who can perform an EICR?

An EICR should only be conducted by a qualified electrician with expertise in inspection and testing, such as a member of the Hopkins Electrical team. Our electricians have all the knowledge, skills, and equipment to carry out a thorough assessment and provide you with an accurate report.

When do I need an EICR?

EICRs are typically required at regular intervals, depending on the type of property. For rental properties, EICRs are often required every five years or when there is a change of tenancy. Commercial buildings may have more frequent inspection requirements, depending on how they are being used and any that might apply. Contact us to find out more.

What happens after an EICR?

After completing the EICR, our electrician will provide you with a detailed report outlining the condition of your electrical system. The report will highlight any defects, risks, and recommendations for remedial actions. It is essential to address any issues identified in the report promptly to make sure your property is safe.

What our customers think

Placed an emergency call out with Hopkins Electrical as I had lost all power to my house. Chris turned up within 60 minutes of me placing the call and found that a rat had bitten through one of the cables. He made a temporary repair and then came back a couple of days later and replaced the fuse board and the cabling. Neat job, very professional and very reasonably priced.

Michael Underwood

Chris and his team talked us through the whole re wiring process and made sure we had enough sockets and switches in the right places before we started any work. They turned up on time and were very professional in their approach to out very large project. They were always easy to get hold of and would always offer good solutions to any problems we had with our build.

When they came and undertook the work I was so impressed with the transparency and integrity of their employee who talked me though everything. The work was done to a high standard and I have no problem giving them 5 stars. Great company, great service.
