Commercial reports

All commercial properties need an EICR by a qualified electrician, such as Hopkins Electrical, to ensure their electrical installations are safe. It’s not a direct legal obligation, but an up-to-date EICR shows you are complying with the Health and Safety at Work Act (1974) and Electricity and Work Regulations (1989). In addition, if you don’t have an EICR and fail to make any suggested repairs, you could be held liable for any damage caused by your premises’ faulty electrical installations.

Residential reports

For privately rented residential properties, it is a legal requirement to have an EICR for their property every five years or when there is a change of occupancy – whichever comes first. Landlords must ensure that they comply with this legal obligation to guarantee the safety of their tenants. What’s more, if you don’t have an EICR for a property you rent out, there can be legal penalties – and you’ll find it difficult to get the appropriate insurance cover.
